What damages a coated floor?
What damages a coated floor is a small hard foot under a heavy load, dragged steel, heat set down on it, and something spilled and left to sit.
The short version
- A jack stand, a bike kickstand or a trailer jack puts a lot of weight on a small foot and can press through the film.
- Dragging something steel across the floor cuts the top coat.
- A hot exhaust part set down on the surface leaves a mark that does not clean off.
- A battery, or anything spilled and left there, keeps working on the film the whole time it sits.
- Snow, road salt, a wet vehicle and daily driving are not on that list.
Small hard feet and dragged steel
Most of the damage that walks into a garage arrives on something with a small hard foot. A jack stand, a bottle jack, a trailer tongue jack, a motorcycle kickstand, the corner of a steel shelving unit loaded with tools. All of that weight lands on an area the size of a quarter, and the coating is being asked to carry it on that.
A scrap of plywood or a puck under the foot spreads the load and takes care of the whole category. Dragging is the other half of it. A tool chest pushed across the floor instead of rolled, a steel ramp hauled into place, a snow blower turned up on its edge: any of those can cut the top coat, and the cut is usually a straight line you can trace.
Heat, and things left to sit
Heat set directly on the surface is the quickest way to leave a mark. A hot exhaust part off a car, a manifold, a torch tip laid down for a second, a grill dragged in from the patio still warm. A resin floor softens under that kind of heat and takes the shape of whatever was on it, and it holds that shape after everything cools off.
Then there is whatever gets left there. A battery on the floor, a spill nobody got to, a soaked rag forgotten under the bench. Time is what turns those into damage rather than mess, so a spill gets wiped up, and the floor gets cleaned only with what the coating label allows. Read the label and stop there.
Winter, salt and daily driving
None of that list is the thing most people worry about, and the thing they do worry about is not on it. Snow packed into the wheel wells, road salt coming off underneath, a vehicle dripping brine and slush for hours, tires in and out every day of a Midwest winter: a floor built for this climate is built for exactly that, and it is what a coated garage is for.
What that use does do, over enough winters, is wear the top coat where the traffic goes. It looks like a dulling along the path the tires take and a duller feel underfoot, and it is the top coat spending itself so the color layer does not have to. That is a floor working, and it is a renewal rather than a repair.
