Three basement systems. The moisture test picks which one is right.

Every basement quote starts with a calcium chloride or RH moisture test. The result drives the recommendation: high vapor means Essential, normal vapor opens up Advanced and Ultimate. We won't install a film coating on a slab that's going to lift it off.

Moisture-tolerant

Essential

Silane-siloxane penetrating sealer. Best for high-moisture slabs.

A breathable penetrating sealer that bonds inside the concrete. Vapor still passes through, which is critical for basement slabs without a vapor barrier underneath. The floor still looks like concrete; it just stops absorbing moisture, salt, and spills. This is the right tier for older homes, walkout basements, or any slab where vapor is a concern.

Why basement floors fail (and how to avoid it).

Basement coatings fail at a much higher rate than garage coatings, and the reason is almost always the same: moisture. Without a vapor barrier under the slab, ground moisture migrates upward through the concrete and pushes against any film coating from below. Eventually that pressure wins, and the coating bubbles or lifts. The fix isn't a better coating; it's matching the system to the slab's moisture behavior.

Moisture-aware prep is what separates a basement coating that lasts from one that lifts. Same checklist every job.

    In-home assessment + moisture test

    David visits the basement, runs a calcium chloride or RH moisture test, checks for existing coating, paint, or adhesive, then writes a fixed quote on the tier that matches what the slab can hold.

    Surface prep

    Diamond grinding to open the concrete profile and remove any existing paint, sealer, or carpet adhesive. The prep depth depends on what's currently down; old paint takes longer than bare concrete.
  3. 3

    Crack and joint repair

    Hairline cracks filled and tooled flat. Larger cracks or joint failures get addressed before the coating goes down so they don't telegraph through the finished floor.

    Sealer or basecoat application

    Essential tier: penetrating sealer worked into the concrete. Advanced or Ultimate: full basecoat rolled and back-rolled. The chemistry depends on which tier matched the moisture test result.
  5. 5

    Decorative flake + topcoat (Ultimate tier)

    On Ultimate-tier installs, decorative flake is broadcast into the wet basecoat, scraped flat after cure, and sealed under a polyaspartic topcoat. Essential tier is single-step and skips this stage.

    Walk-through + warranty packet

    Final walk-through, written warranty document, care guide. Most basement coatings can be walked on in 24 hours; heavy furniture goes back in 72.

Common Questions

Common questions about basement floor coating.

Can you coat any basement floor?
Most basement slabs are coatable. The question is which system. If the moisture test comes back high, a film coating isn't the right answer; a breathable sealer is. We'll tell you which before quoting either way.
What's the moisture test you run?
A calcium chloride moisture vapor emission test or an in-situ RH probe, depending on the slab. Both measure how much water vapor is moving through the concrete. The number determines which coating chemistry can bond without lifting.
What if my basement floods occasionally?
That's a moisture management question first, coating question second. A coating won't fix a flooding problem; it'll just trap water against the slab. If flooding is a known issue, address that first, then come back to us for the finished floor.
Will a coating help with cold floors?
A coating doesn't add R-value. If cold floors are the issue, look at sub-slab insulation or a floating subfloor system. The coating goes on top of whatever flooring approach you choose.
Can I install carpet or vinyl over a coated floor?
Yes, polyurea-coated floors take overlay flooring well. Many homeowners coat for moisture protection first, then install carpet or LVP on top as the finished look.
How long does a basement install take?
Most basements are 1 to 2 days. Larger spaces or heavy prep can push to 3. We schedule with you so you can plan around utility room access.
Will it smell during the install?
Polyurea and polyaspartic have low odor compared to traditional epoxy. There's still some, especially during the basecoat hour. Open windows or run exhaust fans during the install if anyone in the home is sensitive.
Do you remove existing carpet, tile, or paint?
We can. Carpet removal is straightforward; old tile or thinset is more involved. Paint and old sealer come off during the diamond grind prep. Removal scope gets added to the quote.
Do you offer a warranty?
Yes. Written limited warranty on every install, terms vary by tier. David walks through warranty details during the in-home estimate.
