Why driveway sealer is the difference between a 20-year driveway and a 30-year one.

Untreated Minnesota driveway concrete absorbs water, salt, and brine all winter. Each freeze-thaw cycle pulls the surface paste apart from inside (spalling), and the surface scales over time. A penetrating sealer is the cheapest intervention with the highest return: it stops the absorption, which stops the freeze-thaw damage. Reapplied every 5 to 7 years, it can add a decade of useful life to the slab.

    Visit the property, measure the driveway, assess slab condition, write the fixed quote on the right tier.

    Surface clean + diamond-ground prep

    Pressure wash to remove embedded dirt and stains, then diamond grinding for film-tier installs. Sealer-only tier skips the grind but still requires a thorough surface clean.

    Crack + spall repair

    Hairline cracks filled. Spalled areas patched and feathered. Joints addressed before coating.

    Sealer or basecoat application

    Essential tier: sealer worked into the concrete in two passes. Film tiers: polyurea or flexible urethane basecoat rolled at full thickness.

Common Questions

Common questions about driveway coating.

Will this stop my driveway from cracking?
No coating prevents future cracking; the slab moves with the seasons and that movement causes cracking over time. The Apex tier (flexible urethane) bridges existing hairline cracks so they don't telegraph through. Sealer prevents the surface scaling that comes from absorbed moisture freezing, which is different.
How often do I re-seal?
Essential sealer: every 5 to 7 years for Minnesota driveways. Film coatings (Ultimate, Apex) last much longer; on a typical install, no maintenance re-coat for 10+ years.
What about snow plowing and shovels?
Plastic shovels and rubber-edged plow blades are fine on either sealer or film. Metal-edge plows or sharp scrapers will eventually mark the topcoat surface; same as they would on stamped concrete. Daily ice melt use is fine.
Can you do it over an asphalt driveway?
No. These systems are concrete-specific. Asphalt sealers are a separate category and we don't offer them.
What about hot tire pickup?
Polyurea handles hot tires without lifting; this is the most common epoxy failure mode but not a polyurea problem.
How long does the install take?
Most driveways are 1 to 2 days on site. Drive-on cure is 48 hours minimum for film tiers, longer for sealer in cool weather. We schedule with you so you can plan around vehicle access.
Will it look glossy?
Essential sealer is matte (looks like wet concrete that's now dry). Ultimate and Apex tiers have a satin to semi-gloss topcoat finish; the exact level is chosen at the estimate.
Can I coat just part of the driveway?
Yes, sealer can be re-applied in sections. Film coatings work best as a single-day full install; partial film coating creates a visible seam.
Do you offer a warranty?
Yes, written limited warranty on every install, with terms varying by tier. Walked through at the estimate.
