Sealer tier

Essential

Silane-siloxane penetrating sealer. Protects, doesn't change appearance.

A penetrating silane-siloxane sealer that bonds inside the concrete instead of sitting on top of it. The garage floor still looks like concrete; it just stops absorbing water, road salt, and oil. Right for budget-conscious builds, slabs in good condition, or homeowners who want the bare-concrete look without the upkeep.

Why we don't lead with epoxy

Why polyurea outlasts epoxy in a Minnesota garage.

Epoxy was the default for a long time. It's also the most common reason coatings fail in Minnesota: it yellows in sunlight, hot-tire pickup peels it off, and the freeze-thaw cycle finds every weak edge. Polyurea solves all three. It's flexible enough to ride out slab movement, UV-stable so it doesn't yellow, and bonded to the slab through diamond grinding so it doesn't lift.

How we install your garage floor coating, step by step.

Same checklist on every install. The reason a 30-year-old shop stays in business is the work holding up at year ten.

    In-home assessment + written quote

    David visits the property, measures the slab, checks for moisture and existing damage, and writes a fixed quote on the tier that fits. No salesperson, no follow-up call campaigns, no contract pressure. The quote stays valid for 60 days.
  2. 2

    Diamond-ground prep

    Day one starts with diamond grinding the entire slab to open the concrete profile. This is where most installers cut corners; we don't. The coating bond is only as good as the prep underneath it.
  3. 3

    Crack and joint repair

    Any cracks, spalls, or joint failures get filled and tooled flat before the basecoat goes down. On older slabs this is the difference between a coating that lasts a decade and one that fails at year three.

    Basecoat application

    Polyurea (Ultimate tier) or industrial urethane (Advanced tier) goes down at full mil thickness, rolled and back-rolled for even coverage. This is the structural layer that bonds to the prepped concrete.

    Decorative flake + sealing topcoat

    On Ultimate-tier installs, full decorative flake is broadcast into the wet basecoat in your custom color blend. After cure, the excess is scraped, the floor swept, and the polyaspartic topcoat seals the system.

    Walk-through + warranty packet

    Final walk-through with David on the finished floor, written warranty document in your hands, care guide for the first 30 days. Walk on at 24 hours, drive on at 48.

Common Questions

Common questions about garage floor coating.

How long will a polyurea garage floor coating last?
On the Ultimate or Apex tier, with full prep and routine cleaning, 15 to 20+ years is realistic. Most failures we see in other installs trace back to skipped prep, not the coating itself. The film is durable; the bond underneath it is what determines lifespan.
What's the install timeline?
Most 2-car garages are a 1-day install. Larger spaces, heavy crack repair, or full-color custom builds run into a second day. We schedule the install so you can walk on the floor within 24 hours of completion and drive on it within 48.
Do you actually do the work yourself?
Yes. David handles every install personally; no subcontractors, no rotating crew. If you have a question during the job, you ask David. That's the entire reason it's owner-operated.
What about hot-tire pickup?
Polyurea is flexible enough to handle hot tires without lifting. This is one of the most common epoxy failure modes; it's not a polyurea problem. Park hot tires on a polyurea floor for a decade and the film stays bonded.
Will the topcoat yellow in sunlight?
Polyaspartic is UV stable. The topcoat does not yellow or chalk. This is true for garages with windows, three-season rooms, and any installation that sees direct sun.
Do I need to clear out the garage before you start?
Yes. The floor needs to be completely empty of cars, storage, shelving contents, and tools. Permanently mounted items (water heater, furnace, support posts, wall-mounted shelving) we work around. Plan to clear the day before; it always takes longer than people expect.
What if my slab has existing cracks?
Fine hairline cracks are normal and filled during prep. Active cracks or significant spalling get evaluated during the estimate; either we repair them as part of the install (added to the quote) or, if the slab needs more substantial repair, we say so honestly before the job starts.
Do you offer a warranty?
Yes, every install includes a written limited warranty document. Specific terms vary by tier; David walks through the warranty during the in-home estimate so you know exactly what's covered before you sign.
What time of year is best for an install?
Polyurea cures in a wide temperature range, so installs run year-round in heated garages. Unheated spaces are easier April through October. We schedule installs ahead during peak season (May to September) by 3 to 6 weeks.
