Our driveway and patio stain badly under the trees. Will a coating help?
It is probably the most visible thing a coating does on a lot like yours. Tannin and sap from a dense canopy soak into bare concrete and discolor it permanently, which is why cleaning stops working after a few seasons. A coated surface is non-porous, so the same debris sits on top and rinses off. Under Woodland's canopy that difference is dramatic.
We have a garage, a lower level and a detached shop. One project or three?
Scoped together, quoted honestly as three different floors. Sharing the mobilization shows up in the price. Does being near Wayzata Bay affect the lower level?
It affects which system, which is why the moisture reading comes before the quote. Lots closer to the bay sit nearer groundwater and their slabs push more vapor; a film coating over a slab like that lifts off over time. High readings get a penetrating sealer that seals while letting the slab breathe. Higher wooded ground away from the water usually tests normal.
Will it actually be slip resistant when wet?
Yes. The polyaspartic topcoat is broadcast with grip aggregate (fine silica or polymer beads, depending on the texture level you want) that gives bare feet traction on a wet surface. Aggressive enough for safety, fine enough not to be uncomfortable.
Will it get hot in the sun?
Light color choices reflect significantly more heat than dark ones. We recommend lighter flake blends for pool decks specifically for this reason. Not as cool as some specialty acrylic pool deck coatings, but far cooler than dark stained concrete.
Does chlorine damage the coating?
Polyaspartic is chlorine tolerant at normal pool concentrations. Saltwater pool systems are also fine. Heavy chemical spills (concentrated shock, muriatic acid) should still be rinsed off promptly, same as you would for any finished surface.
What about the pool coping or waterline edge?
We coat the horizontal deck surface. The vertical pool coping (stone or concrete cap at the waterline) is a separate decision; we can talk through whether to include it during the estimate.
Can I coat a concrete deck with a stamped pattern?
Film coatings cover stamped patterns. If you want to keep the decorative pattern, the Essential sealer (also offered) preserves the look while adding chlorine and freeze-thaw protection.
How long does the install take?
Most residential pool decks are 1 to 2 days on site. Larger or premium decks take longer. We coordinate around the pool-use season; spring or fall installs are easier than mid-summer.
When can I open the pool after the install?
48 hours for walk and swim use. Full coating cure continues for a week beyond that, but the surface is functionally ready at 48.
