Is a 1950s detached garage in Long Lake worth coating?
Condition decides it, not age. Most older Long Lake garage slabs are dusty, pitted near the door and cracked through the joints, all of which diamond grinding and joint repair address. What rules a slab out is settlement, cracking well past hairline, or deep spalling. We assess in person and tell you which one you have before quoting, because putting a finished surface over a failing slab helps nobody.
The garage is unheated. Can you still install in winter?
Often, within limits. Polyurea and polyaspartic cure across a wider temperature range than epoxy, which is one reason Clear View uses them, so the window is broader than a hardware-store product would allow. Deep winter in an unheated detached garage still needs planning, and we would rather schedule into a workable window than promise a date and install outside product spec.
Does Hwy 12 salt reach the residential streets?
It reaches the properties along it and the first block or so back, and the wear at the garage door line shows it. Interior streets get far less. Where the exposure is real, a coating puts a chemically stable barrier between the salt and the concrete and stops the freeze-thaw-with-salt cycle that produces the pitting in the first place.
Our house is near the lake. Does that affect the basement floor?
It affects which system, which is why we test rather than assume. Lake-adjacent lots sit closer to groundwater and their slabs push more vapor. A film coating over a slab pushing vapor lifts off the floor eventually. High readings get a penetrating sealer that seals while letting the slab breathe; the higher ground toward Holy Name and Watertown Road usually tests normal and takes the film system.
Will it actually be slip resistant when wet?
Yes. The polyaspartic topcoat is broadcast with grip aggregate (fine silica or polymer beads, depending on the texture level you want) that gives bare feet traction on a wet surface. Aggressive enough for safety, fine enough not to be uncomfortable.
Will it get hot in the sun?
Light color choices reflect significantly more heat than dark ones. We recommend lighter flake blends for pool decks specifically for this reason. Not as cool as some specialty acrylic pool deck coatings, but far cooler than dark stained concrete.
Does chlorine damage the coating?
Polyaspartic is chlorine tolerant at normal pool concentrations. Saltwater pool systems are also fine. Heavy chemical spills (concentrated shock, muriatic acid) should still be rinsed off promptly, same as you would for any finished surface.
What about the pool coping or waterline edge?
We coat the horizontal deck surface. The vertical pool coping (stone or concrete cap at the waterline) is a separate decision; we can talk through whether to include it during the estimate.
Can I coat a concrete deck with a stamped pattern?
Film coatings cover stamped patterns. If you want to keep the decorative pattern, the Essential sealer (also offered) preserves the look while adding chlorine and freeze-thaw protection.
How long does the install take?
Most residential pool decks are 1 to 2 days on site. Larger or premium decks take longer. We coordinate around the pool-use season; spring or fall installs are easier than mid-summer.
When can I open the pool after the install?
48 hours for walk and swim use. Full coating cure continues for a week beyond that, but the surface is functionally ready at 48.
